The Six Mechanical Deficiencies That Send Permits Back

1. Wrong Design Temperature

A Toronto -18°C calculation submitted in Barrie (-24°C) or Muskoka (-26°C). Reviewers check the SB-1 value first — it’s the fastest deficiency to spot and the most common one we correct. See design temperatures by municipality.

2. Missing MVDS

The Mechanical Ventilation Design Summary became mandatory under OBC 2024. Packages prepared from pre-2025 templates simply don’t include it — and the application stops until it appears.

3. Unsigned or Missing Schedule 1

The designer declaration is a separate form, not the stamp on the drawings. Missing or unsigned, the application is returned before technical review even begins.

4. No BCIN on Every Page

The designer’s name, BCIN number and signature must appear on every page of every document — not just the cover. Contractor-prepared drawings without a registered designer behind them fail here.

5. Rule-of-Thumb “Sizing”

50–60 BTU per square foot is not a CSA F280 calculation, and reviewers know the difference on sight. The OBC requires the room-by-room methodology — it’s the law, not a preference.

6. Missing Duct or Equipment Documentation

Heat loss without the duct design, or equipment capacity that doesn’t match the calculated load at design temperature. The package must hang together as one consistent story.
