Why the Documentation Matters

Peel Processes More Second-Suite Permits Than Anywhere in Canada — and Checks Every Document

Brampton and Mississauga run two of the busiest residential permit counters in the country, driven by legal second units, garden suites and additions. High volume means standardized review: applications missing the MVDS, the Schedule 1, or a real CSA F280 calculation get returned fast. Caledon adds a second wrinkle — its rural north is measurably colder than the lakefront, so one “GTA” design temperature doesn’t fit all of Peel.

❄️

Extended Furnace Ducts for a Suite

The most common Peel rejection: a second unit heated by extending the upstairs furnace. A legal suite needs independently controlled heating — designed, documented and BCIN-stamped.

Missing MVDS or Schedule 1

Since OBC 2024, every dwelling-unit permit needs the Mechanical Ventilation Design Summary and a signed Schedule 1. High-volume permit counters screen for both at intake.

Local Knowledge

Serving Mississauga, Brampton & Caledon

Brampton is Canada’s busiest second-unit market, and every legal suite needs its own heat loss calculation, independently controlled heating, and an MVDS. Garden suites — Peel’s fastest-growing category — need the same package as a standalone dwelling.

In Caledon, the story flips to rural custom homes and additions at a colder design temperature than the lakefront, often on propane. We calculate at the correct SB-1 value for your specific site, not a regional average.

Common Questions

HVAC Design & Permits in Peel — Answers Before You Ask

The questions Peel homeowners and builders ask most — answered in plain language.

What does a legal second unit in Brampton or Mississauga need for HVAC?

A separate CSA F280 heat loss for the unit, independently controlled heating (extending the upstairs furnace does not comply), an MVDS, and a signed Schedule 1 — all BCIN-stamped. Full suite requirements →

Do garden suites need the same documentation?

Yes — a garden suite is a standalone dwelling in the code’s eyes: its own heat loss calculation, its own heating system design, ventilation with an MVDS, and BCIN-stamped drawings.

Is Caledon’s design temperature different from Mississauga’s?

Yes — the lakefront GTA sits near -18°C while rural Caledon trends colder toward -20°C. We calculate at the correct SB-1 value for your site, which is the number the plans examiner checks.
