The Standard Explained
What Is a CSA F280 Heat Loss Calculation?

CSA F280-12 is the Canadian standard for determining the required heating and cooling capacity of residential homes. Published by the Canadian Standards Association, it defines the exact methodology for calculating how much heat a home loses under design winter conditions — room by room, wall by wall, window by window.

Unlike online estimators or rule-of-thumb sizing, a CSA F280 calculation uses your actual floor plans, wall assemblies, insulation values, window specifications, and your local Ontario design temperature. The result is a precise, defensible heating load figure that your HVAC contractor uses to select the right furnace, heat pump, or boiler.

Why does this matter? An oversized heating system short-cycles constantly — wearing out equipment in years instead of decades and wasting fuel every month. An undersized system simply can’t keep your home comfortable on the coldest Ontario nights. Only a certified CSA F280 calculation ensures the right size the first time.

Every Ontario building permit application for a new home requires this calculation. Your building department will not accept your application without a BCIN-stamped CSA F280 report — no exceptions, in Barrie, Collingwood, Midland, Muskoka, or anywhere else in the province.

Deliverables
Exactly What’s Included in Your CSA F280 Report

Every report we deliver is a complete, permit-ready package — not a template or an estimate. Here’s what you receive.

1

Room-by-Room Heat Loss Summary

Each room in your home is calculated separately — exterior walls, windows, doors, ceilings, floors, and air infiltration. You see exactly where heat escapes and how much.

2

Total Design Heat Loss (BTU/h)

The total heating load for your home under Ontario design winter conditions. This is the number your HVAC contractor and permit reviewer both need.

3

Equipment Sizing Recommendations

Based on your calculated heat loss, we identify the correct output capacity for your furnace, boiler, or heat pump — including backup heat requirements for cold-climate systems.

4

Design Inputs & Assumptions Summary

A complete record of every value used in the calculation — wall R-values, window U-values, infiltration rates, and Ontario design temperatures for your specific municipality.

5

BCIN Designer Stamp & Signature

All documents are stamped and signed by our BCIN-registered HVAC designer. This is the legal requirement that makes your report valid for building permit submission in Ontario.

6

One Revision at No Charge

If your floor plans or specifications change before permit submission, we update the calculations at no additional cost. One revision is included with every report.

Who Needs This
Every New Home in Ontario Requires This Before a Building Permit Is Issued

If you’re in any of these situations, you need a certified CSA F280 heat loss calculation before your permit application will be accepted.

Self-Builders & Owner-Builders

Managing your own build and applying for a permit yourself? Your building department will require a BCIN-stamped CSA F280 report before issuing your permit. Most self-builders discover this requirement only after their first application is rejected.

Custom Home Builders

Your trades need a certified heat loss report before they can properly size your mechanical systems. If your HVAC contractor doesn’t provide BCIN-stamped engineering, you need an independent designer — that’s us.

Heat Pump Installers & Homeowners

Installing a cold-climate heat pump? Ontario Building Code requires CSA F280 sizing for all forced-air systems. Proper sizing is also required to qualify for government rebate programs. Without it, your installation may not pass inspection.

Ontario Climate Data
Local Design Temperatures Used in Your Calculation

CSA F280 calculations use your municipality’s official design temperature — the coldest outdoor temperature your heating system must be designed to handle. Here are the values for the communities we serve most frequently.

Municipality Heating Design Temp (°C) Climate Zone Typical Heat Loss — 2,000 sq ft Home
Barrie -24°C Zone 6 26,000 – 32,000 BTU/h
Collingwood -22°C Zone 6 24,000 – 30,000 BTU/h
Oro-Medonte -24°C Zone 6 26,000 – 32,000 BTU/h
Wasaga Beach -22°C Zone 6 24,000 – 30,000 BTU/h
Midland -22°C Zone 6 24,000 – 30,000 BTU/h
Muskoka / Huntsville -28°C Zone 7 30,000 – 38,000 BTU/h
Orillia -24°C Zone 6 26,000 – 32,000 BTU/h
Toronto / GTA -18°C Zone 5 20,000 – 26,000 BTU/h
King City -20°C Zone 6 22,000 – 28,000 BTU/h

Heat loss ranges shown are for illustration purposes and vary significantly based on insulation levels, window area, air leakage, and floor plan. Your certified CSA F280 report will use your exact specifications.

Common Questions
CSA F280 Heat Loss Calculation — FAQ

Everything Ontario homeowners and builders ask before ordering their heat loss report.

Is a CSA F280 heat loss calculation mandatory for an Ontario building permit?

Yes — absolutely mandatory. Ontario Building Code Section 9.33.2.2 requires that all heating and cooling equipment capacities be determined in accordance with CSA F280. Your building department will not accept a permit application without a stamped CSA F280 report. This applies to every new home, in every Ontario municipality.

What’s the difference between a CSA F280 report and an online heat loss calculator?

Online calculators provide ballpark estimates but are not accepted for permit purposes. A certified CSA F280 report uses your actual floor plans, your specific wall assemblies and insulation values, your exact window specifications, and your municipality’s official design temperatures. It must be performed using CSA-approved software and stamped by a BCIN-registered designer.

Can my HVAC contractor provide the CSA F280 calculation?

Only if they are registered as a BCIN-qualified HVAC designer — a separate qualification from their installation licence. Most HVAC contractors are licensed to install equipment but not to perform engineering design. Always ask for their BCIN registration number before relying on their calculations for a permit.

What information do I need to provide to get a CSA F280 report?

We need your floor plans (any format), your wall assembly details (framing, insulation type and R-value), your window specifications (U-value or type), ceiling insulation R-value, foundation type, and your municipality. If you’re not sure about some specs, we can work with standard Ontario code-minimum values and note the assumptions in the report.

How long does a CSA F280 heat loss calculation take?

We deliver your completed, BCIN-stamped report within 48 hours of receiving payment. For most projects, you’ll have your report in your inbox within 1–2 business days. Rush delivery is available if you need it sooner — contact us to discuss your timeline.

What if my plans change after I receive the report?

One revision is included with every report at no additional charge. If your floor plans, wall assemblies, or window specifications change before you submit your permit application, we’ll update the calculations. Significant redesigns may require a new report, but we’ll let you know upfront if that’s the case.

Does a CSA F280 report cover heat gain (cooling) calculations too?

Yes — the standard covers both heat loss (winter heating load) and heat gain (summer cooling load). Our standard report focuses on heat loss for heating equipment sizing, which is the most common permit requirement. If you also need heat gain calculations for air conditioning sizing, we can include these — just let us know when requesting your quote.

Will this report be accepted by my building department?

Yes — 100% of our reports have been accepted on first submission at every Ontario municipality we’ve worked with. Our reports are produced using CSA-approved software, follow the CSA F280-12 methodology exactly, and are stamped by our BCIN-registered HVAC designer. They meet every requirement under the Ontario Building Code.
